A home appraiser considers the property's condition, size, features and location, then studies relevant market evidence. The inspection records information about the home; the analysis connects those observations with comparable sales.

Exterior and site

The exterior review can include the roof, siding, foundation, porches, driveways and visible maintenance issues. Lot size, access, drainage and nearby land uses help describe the site. Share known damage and repair history so the appraiser has context for what is visible.

Interior layout and condition

The appraiser records the home's layout, room count, living areas and condition. Basements, additions and accessory spaces may need separate consideration. Provide available floor plans, permits and information about completed work rather than assuming every space will be treated the same way.

Features and improvements

Kitchen and bathroom updates, heating and cooling systems, garages and outdoor features can matter to the analysis. A dated list of improvements helps explain what changed. The amount spent on an improvement does not establish an equal increase in market value.
